A New Complex in Pardubice Integrates Healthcare and Social Services

A new social and healthcare complex was officially opened in Pardubice, combining a specialized inpatient nursing care facility and a retirement home with special care services within a single modern complex. The 120-bed Sanatorium Pardubice is already admitting its first patients—those who, after being discharged from acute hospital care or following a deterioration in their health at home, require follow-up specialized inpatient care. The adjacent SeniorGarden retirement home will open this summer to residents requiring long-term residential care, including people with Alzheimer’s disease or other forms of dementia. The entire complex will offer a total capacity of 230 beds and 140 jobs in the region.

The senior living facility and the sanatorium are located in the same complex. “From our many years of experience, we’ve seen numerous cases where a family is dealing with the hospitalization of a loved one—whether it’s a senior or an adult patient requiring follow-up inpatient care after an injury, or when their health deteriorates while receiving home care. After hospitalization ends, family members then explore options for placement in a long-term care facility if returning home is not possible,” explains Martin Sankot, co-founder of the ESG SeniorCARE investment fund, which builds and operates senior living facilities throughout the country and is also behind the Pardubice complex project. In both scenarios, the search for available spots is very time-consuming and emotionally draining for families. That is why the individual services at the Pardubice complex are seamlessly integrated. A patient at Sanatorium Pardubice has the option to move directly into the senior living facility in the adjacent building, sparing the family the stress of finding a suitable place during difficult times.

Support for the Region and an Opportunity for a Meaningful Investment

The Sanatorium Pardubice, a facility providing follow-up inpatient care, has been in operation since May and offers 120 beds to those who, after being discharged from the hospital or following a deterioration in their health, cannot return home and still require specialized care. The SeniorGarden retirement home and special-care facility will offer 110 beds over the summer to seniors with reduced self-sufficiency, including people with various forms of dementia. “The complex in Pardubice is the first of its kind in the Czech Republic, and I would like to thank the representatives of the region and the city of Pardubice for their support and cooperation. Investments in such ambitious projects require close cooperation with municipalities and contractors. I’m glad that together we managed to build this modern facility in such a short time,” says Zdeněk Fiala, M&A Director of the ESG SeniorCARE investment fund, describing the smooth progress of construction. Financing for both projects is structured as a combination of a senior loan from Raiffeisen – Leasing and a subordinated interest-free loan from the National Development Bank under the Subordinated Loan – NPO program.

It is precisely the combination of owning senior living facilities and managing their day-to-day operations that allows the fund to maintain full control over construction and ensure long-term adherence to high standards of care. ESG SeniorCARE thus delivers real added value to investors. “Thanks to our model, investors can not only earn a return but also have the option to use a spot in one of our facilities, whether for themselves or their loved ones. In practice, we see that it is precisely this social impact and the ability to use the investment for family needs that makes it very meaningful to them,” adds Zdeněk Fiala.

The complex will also create job opportunities

The facility offers not only beds but also jobs. “The Pardubice Region, like other areas in the Czech Republic, is addressing the issue of growing demand for health and social services for seniors, which will continue to rise as a result of demographic change. We view this new complex, developed by a private investor, as a further expansion of services for residents of the city and the wider region. It increases care capacity while also creating new jobs, including for those who are just starting out in senior care and wish to gain the necessary training and hands-on experience,” explains Martin Netolický, governor of the Pardubice Region.

Pardubice Sanatorium: A Personalized Approach in a Modern Setting

The sanatorium fills its total capacity gradually, admitting no more than five patients per week, so that its staff of 70 employees has sufficient time to attend to each new arrival individually. Patients may be admitted upon referral from a primary care physician or a hospital specialist. Patients are accommodated in rooms with a maximum of two beds and have access to modern facilities. The facility is operated by Sanatorium Pardubice. “The sanatorium primarily provides nursing care, but we also have experience in palliative care. Our goal is to stabilize patients’ conditions—for example, after surgery—and, ideally, to improve them so that clients can return home as soon as possible,” says Bohdana Opočenská, director of SANATORIUM Pardubice.

Senior Living Facility: Healthcare, Activity Programs, and an Emphasis on Family Visits

Starting in August, the home will provide round-the-clock nursing care, regular visits from a general practitioner and a psychiatrist, activity programs, and recreational activities. Once fully operational, 70 employees will care for the seniors here. The facility is designed to combine professional care, high-quality services, and modern amenities.

The facility also features double rooms with private bathrooms, common areas for residents and their visitors, a garden, and its own kitchen with a dining room. “A senior living facility is a place where people spend their golden years. It must be practical for them, but it also needs to be welcoming on a human level. It’s the seemingly small details that help people feel at home here—things like well-organized and pleasant spaces, the ability to have personal belongings nearby, or the option to enjoy a quiet spot for a chat with family,” explains Jiří Dušek, Chief Operating Officer of SeniorGarden nursing homes. “We’ve worked with ESG SeniorCARE on numerous projects. During our collaboration in Pardubice, we were thus able to continue with the standards that the investor had already verified in previously completed buildings. Architecturally, the buildings are designed to serve their purpose, so the quality of construction is important, as is their future cost-effective operation,” says Robert Špott, CEO of SYNER, the company that built the complex.

Over 500 modern beds for seniors in Eastern Bohemia

SeniorGarden Pardubice is part of a network of senior living facilities being built throughout the country by the ESG SeniorCARE investment fund. In Eastern Bohemia alone, it will offer a total capacity of over 500 beds across four facilities within two years. A facility in Chrudim is already in operation, and facilities are under construction in Hořice and Žamberk. These will open next year and the year after.
